Greetings,
You have
dozens of letters just like this one on your foyer table, or worse, in the
recycle bin! Why? You’ve either taken your home off the market
or your listing has expired-for one reason and one reason only- your house did
not sell or you received no acceptable offers.
I could go
on and on about my particular strengths-but the honest truth is that most
reputable Realtors all do the same things.
We hire professional photographers and we have your house professionally
measured. We write beautiful
descriptions about why your property is a “must see.” Some Realtors that go just a bit beyond the
call of duty will host a broker tour and where permitted we may even host an
open house. Others (fewer still) will
send out a direct mail piece to your neighbors announcing your home’s
availability-because after-all, many buyers are friends or relatives of those
living closest to you.
We make a
great big, HUGE deal out of internet optimization and the hundreds of
affiliate websites upon which your home will be listed….yawn. Still with me?
What sells
your home? Four things, and four things
only.
1. Price
2. Condition
3. Location
4. Need
.
We all do
the same stuff. All top producers do the
same stuff. You may ask, “Well, what
difference does it make then?”
Service. Service and marketing that only a very few
can offer. I spent twenty-five years of
my life in the hospitality industry at some of the nation’s finest resorts and
Clubs. Service is what I do. I also saw a marketing opportunity more than
four years ago that allows me to feature your home on the world’s largest real
estate website bar none-and feature it there until it sells.
Should you
decide to try your house on the market, I simply ask for the opportunity to
interview for the job. I may not tell
you what you want to hear, and I may not accept your offer of employment. What I can promise is that I will only take a
few minutes of your time, and I will tell you the unvarnished truth about what
I feel it will take to get your home sold.
Please call
me if you feel I may be of service.
Kind regards,
Kirk
